How the calculation works

Estimate: available nights × occupancy × revenue per night. Cleaning: occupied nights ÷ average length of stay × cleaning price.

The basis is income from accommodation (Rental Income). According to confirmed LIVE-IN rules, we calculate VAT as 5% of this income, not by deducting 5/105 of the price.

We will deduct 17% management, 5% VAT, €50 Guesty and specified billing costs from the income. The second result additionally deducts the special costs of the owner.

Each monetary item is rounded to the nearest cent. Amounts already deducted from income may not be entered again. Do not enter the cleaning fee collected from the guest as a negative expense; the basis of income must correspond to your conditions.

We do not automatically convert one month into an annual return. Seasonality and market prices are not predicted here.
