Compare the result, availability of the apartment and daily care.

The right choice depends on your apartment and what you expect from it. Someone needs regular rent, others want to leave space for their own stays. Therefore, the comparison starts with the goal, not the highest price per night.

Short-term model

It requires equipment, presentation, communication with guests and preparation between stays. Both price and occupancy are subject to change. Own use must be planned with regard to existing reservations. The administrator takes over the agreed operation, but its costs remain part of the comparison.

A long-term model

It is based on a longer rental relationship and contractually agreed payments. Choosing a tenant, handing over the apartment and dealing with maintenance is important. Even here, the income is not without risk: periods between rentals, repairs and possible late payments are included in the calculation.

Compare the same period

For both options, enter the income, management fees, utilities paid by the owner, maintenance and other relevant costs. For shorter stays, add platforms, cleaning and laundry. Do not deduct the expense a second time if it is already included in the stated income.

Three questions before the decision

  1. When must the apartment be available for me?
  2. How much should be invested before launching?
  3. What does the result look like in the event of lower occupancy or a rental failure?

We have not replaced the historic claim of a universal yield increase of 30% with a new promise. The appropriate model determines the assessment of a specific apartment and comparable costs.

Now your apartment.
