The difference between sales, model result and money in the account.

A calculator helps you explore the scenario. It is not a guarantee of future income or a substitute for monthly billing. You will get the best result from it when you understand the inputs and adjust them according to your apartment.

Start with income and occupancy

The average price per night and the number of occupied nights form the basis of the model's income. The reference data of our portfolio is a guide, not an automatic price tag for a specific address. In the calculator, always note the data period and which values are only assumptions.

Go through each deduction

Check platform fees, management, VAT model item, Guesty, cleaning and own costs. A zero field means that the load is missing from the calculation; it does not necessarily mean that you are not actually paying it. Individual tax and contractual conditions must be verified separately.

Cleaning is included in the reservation

For the same number of occupied nights, more short bookings can mean more cleaning. If part is paid by the guest, record this payment separately. The same fee must not once increase income and another time unjustifiably reduce costs.

Also try the less favorable scenario

Reduce occupancy, adjust nightly rate or increase maintenance costs. Observe which change affects the result the most. Do not automatically multiply the amount for one model month by twelve: seasonality and availability of the apartment change.

Before making a decision, we will go over your scenario together and add costs that you do not yet know.

Now your apartment.

Turn information into a specific next step.
